PUNE: Thirty-year-old housing societies in the state not having conveyance deeds and planning to go in for self-redevelopment would be issued a deemed conveyance within a month from the date of application, a government official said.
A government resolution (GR) was issued by the state government on Wednesday to simplify the deemed conveyance process for old housing societies, which earlier had to wait for six months for the same.

State cooperation commissioner and registrar of housing societies Anil Kawde told TOI that he had directed deputy registrars to ensure speedy disposal of such applications.
“This will benefit many housing societies which are keen on self-redevelopment,” he said.
“A deemed conveyance certificate will be issued to a society within a month of the matter being heard by a competent authority,” the state cooperation commissioner said.
Conveyance deed gives ownership of land to housing societies to carry out redevelopment.
The state cooperation department has been directed to issue deemed conveyance within a month from the date of application by a housing society planning self-redevelopment. An official said many societies in Pune, Mumbai and Thane were keen on self- redevelopment.
The Maharashtra State Housing Federation (MSHF) has been urging the state government to speed up the deemed conveyance process for housing societies.
Advocate Shreeprasad Parab, expert director, MSHF, said the importance of self-redevelopment had finally been accepted by the state government.
“Housing societies not having conveyance deeds can make an application to the competent authority for deemed conveyance and the authority will grant the certificate of deemed conveyance to such societies within a month from the date of application, instead of the earlier six months,” he said.
There are 1.15 lakh housing societies in the state and over 60% of them do not have conveyance deeds.
Of these, a good percentage of housing societies may be 30 years old or more, Parab added.
“With the deemed conveyance to be issued in a month, the housing society concerned will save on time, which will indirectly minimise the project cost for self-redevelopment, thereby resulting in affordable projects,” said Parab.
Once a resolution for self-redevelopment has been passed by a housing society, it will be final and cannot be reversed by the society for a minimum of six months as per the bylaws of the society, he added.
